Using Our 3 Day Notice to Pay or Quit, You Should Know These Facts
When poking around with this notice, the
trick is to figure out when
and how to send it.
A 3 day notice to pay rent or quit is the warning final letter
before you kick start eviction, so save it for your worst nightmares -
Hardcore rent delinquents that you can't wait to boot off.
If you
have a well-behaved tenant who's 5 hours late with the rent, you don't
want to smack him or her in the face with it - A milder Notice of Overdue Rent
should get the job done just fine.
Delivering
a notice to pay or quit is a delicate affair - Don't give your tenant a
chance to play dumb and claim that he or she didn't receive the
notice.. or else your notice could go to waste.
To be on the
safe side, you should hand-deliver a pay rent or quit notice
to
tenants face to face... but in case you live too far away or the tenant
happens to be a foul-tempered 7 foot troll, pasting the notice on the
front door or posting it by registered first class mail is often
acceptable - But double check with your local landlord tenant law first.
